Plans have been lodged for an apartment block at Monivea Road.
Green Way Estates (Leitrim) Limited is looking to build a three-storey block at a site opposite the eir buildings.
The development would offer 38 units, in an almost even split of single and two-bed apartments.
City planners are due to make a decision in May.
