The latest report by GeoView shows that Galway had a vacancy rate of 16.2 per cent at the end of December, just behind Dublin and Sligo.
Galway's commercial vacancy rate of 16.2 per cent is above the national average of 13.3 per cent.
It's an increase of almost 1 per cent on the last three months of 2016.
Galway has the third highest number of commercial address points in the country with almost 6 per cent of overall stock, behind Dublin and Cork.
Almost two thirds of the commercial vacancies in Galway have been empty for 3 years or more.
The GeoView report shows that Tuam is among the top 15 towns in the country with the highest commercial vacancy rate with more than a fifth of premises empty.
